When navigating the matrix, your capacity is everything. Many who have been down the legal rabbit hole, don't realize that your capacity can change like a hat. Who or what you are at any given moment can change. It mostly matters who you are talking to and why which determines what hat you should be wearing.

Hey folks, the Kelowna workshop is sold out. If you want to catch the next one it's in Toronto December 14 & 15. I don't have anything planned for 2025, but since the last 3 have sold out, I will probably do more. I have decided to not do Mexico and I will not be doing any international travel in the new year. Do you own your homestead property with or without a mortgage?

I discovered recently that in BC, the enforceable policies on your land, actually come from the bank, not the municipality.

If you want to be able to do whatever you want on your homestead property, you have to own it without a mortgage or have a lender that doesn't require municipal compliance on your lending agreement.

As I've said in the past, where the money flows, the policy goes.
